Commercial Development on the Fast Track

McAdams provided master planning, a master stormwater plan, permitting, site engineering, surveying, construction observation and certifications on this fast-tracked, Target-anchored commercial development. The site was designed to provide the Target branded layout at the visible NC Hwy 55 / New Hill Road corner of the project while providing additional junior anchor tenants, which include Dick’s, Marshall’s, Michaels and Petco visibility as well.
The site was designed, to the extent possible, to minimize impacts to the existing stream buffers and wetlands. Obtaining a Nationwide Permit, individual permit was critical in allowing the project to move forward. Once underway, the delivery of the Target, on a tight schedule, required close coordination with the Developer, Town staff and contractor meeting each of the Target milestone dates along the way.
Phase 1 includes the Target store and 210,000 square feet of additional retail space as well as four commercial outparcels pads. Site grading, utilities, reclaimed water infrastructure and stormwater management were all designed to anticipate the full build-out to enable the easy sale of the outparcels.
