North Hills Mall re-development is Raleigh’s first true vertical mixed-use project. The urban 31-acre re-use project, located at the intersection of Six Forks Road and the I-440 Beltline, includes 565,300 square feet of retail, 124,000 square feet of office, 297 luxury apartments, 50 upscale condominium units and a 150-room luxury hotel. The highly renowned development is anchored by JC Penney, Harris Teeter, Regal Cinemas and Target and includes some of the retail industry’s finest boutiques, local merchants and an array of dining options. The complex project called for design, demolition and reconstruction around the existing JC Penney store, which had to remain open during the entire re-development.
Highly influential in expediting the project through the municipal processes while meeting strict Target timelines, McAdams also provided innovative designs that minimized structured parking resulting in cost effective solutions for vertical mixed-use above parking decks. Another unique feature was the use of space above the first floor Target for retail and a cinema. McAdams worked in tandem with environmental specialists to accommodate the groundwater remediation program, which included a network of pipes, pumps and over 130 wells throughout the site. Before being redeveloped, the fully enclosed North Hills Mall, built in 1963, was the first of its kind between Atlanta and Washington, DC. Today it is recognized as an exemplary re-development project, visited by numerous developers looking to reproduce its success.
