Trailwood is an innovative conservation type single-family residential development in the Town of Flower Mound, Denton County, Texas. In Phase I of the project, each of the 157 residential lots bordered a designed open space with natural and man-made trails throughout, and over 30% of the area preserved as native habitat. Having 40 feet of vertical elevation difference created an opportunity to use the existing contours of the land as natural breaks between blocks resulting in a unique and organic layout.
This project included over a mile of offsite water line extension, with three TxDOT highway bores and a railroad bore permit, design and construction of a 12-inch water re-use line for future use by the Town, design and construction of offsite sewer through the future phases of Trailwood and design and construction of deceleration and left turn lanes from the TxDOT highway.
Trailwood features extensive perimeter landscape and hardscaping along the TxDOT right-of-way, with elaborate entry pylons consisting of the Trailwood monument signage and a voluminous fountain and reflection pool at the main entry. A neighborhood amenity center was included with Phase I for the enjoyment of Trailwood residents.
