Olde Town Master Plan

Olde Towne is a large-scale, master plan community to be located at the intersection of South New Hope Road and Rock Quarry Road on the east side of Raleigh, North Carolina. This mixed-use development is comprised of five residential sub-communities; a commercial district (to be completed by others); and a central amenity center combined with greenways, a multi-use path, a road network and public spaces designed to facilitate community connections. A complete range of residential dwelling options will be offered, including 720 single-family homes, 74 duplexes, 480 townhomes and 360 apartments.

McAdams was the primary consultant providing site / civil engineering and landscape architecture services, as well as water resources, surveying and stormwater. To facilitate the client’s ability to meet a very limited timeframe to purchase the property, McAdams expedited due diligence studies including preparation of concept sketches and completed a field delineation of streams and wetlands present on the property. A team of planners and engineers collaborated on a preliminary, engineered layout of the entire development to identify where impacts would be made to environmentally-sensitive areas. The layout was generated by trying to maximize the allowed density while best avoiding stream and wetland features on-site. Once impact areas were identified from this layout, culverts were designed at stream crossings and the necessary impact at each crossing was quantified. The layout was revised through several iterations to best avoid environmental impacts to the development.

An Individual Permit / Water Quality Certification application was prepared to request authorization of impacts to stream and wetlands including an alternative analysis, stream / wetland assessments, habitat / threatened and endangered species assessments and a preliminary cultural resource assessment.
