This project was the first phase of development for an industrial park totaling approximately 45 acres. The first phase was 11.5 acres and developed a single 125,000-square-foot industrial / distribution building. There was no sanitary sewer serving the site, so a 4,400-linear-foot off-site extension was required to provide service to the initial phase. McAdams had to coordinate closely with the owner, airport, and airport’s consultant on many design related items due to a complex land swap between the owner and the Charlotte Douglas International Airport. Additionally, due to the Airport relying on the proposed gravity sanitary sewer outfall as well, they decided to take over the construction of the outfall to keep their project schedule on track. As a result, McAdams was hired by the Airport to re-permit the sanitary sewer outfall through NCDENR for a revised land disturbance permit. McAdams was also contracted to run the public bid process for the Airport and handle contract and construction administration services. There were also several creek crossings as well as wetland impacts in which McAdams prepared impact exhibits for permitting these impacts.
