The Shops at Highland Village

The Shops of Highland Village is a 45-acre pedestrian friendly mixed-use commercial development anchored by AMC Movie theater and Barnes and Noble Bookstores, with many national retailers and several local boutique shops. Nine individual properties were assembled by the developer in order to provide the necessary footprint for the 27 separate buildings, many of which offer office uses on the second floor above the first floor retail.

The site has over 60 acres of off-site drainage passing through it and the storm drainage infrastructure design was a crucial element to solve. A seven acre-foot stormwater detention pond was designed to restrict the increased runoff from the project while allowing the offsite runoff to be released unrestricted. The detention pond amenity has a large fountain for aeration, and provides irrigation water for the landscaping on the entire 45-acre site.

The western boundary of the project, Chinn Chapel Road, is also the City limits line between neighboring municipalities. Our team successfully brought both municipalities to the table in order to utilize public funding to reconstruct the narrow two-lane asphalt road into a concrete section with dedicated turn lanes in order to provide safe and convenient access the site.
