Veridea is designed to be a vibrant, resilient community that seamlessly integrates urban development with environmental stewardship, offering residents and visitors the ability to live, work, learn, and play in a contemporary, environmentally responsible setting.
At the core of the development is a commitment to sustainability and placemaking, supported by a robust network of thoughtfully designed open spaces and multimodal corridors. McAdams’ planning and design team has created a land use framework that accommodates a mix of single-family neighborhoods, townhouses, apartments, offices, retail and commercial destinations, schools, civic amenities, and preserved natural areas. Veridea’s design also emphasizes a pedestrian-first experience, blending active mobility with nature through an extensive trail and greenway system, integrated stormwater parks, and community gathering spaces.

Landscape architecture services focused on creating identity through branding, signage, and a connected open space network that reflects the region’s natural beauty. One of Veridea’s signature features is a central infrastructure and open space corridor along Jessie Drive (the primary thoroughfare), envisioned as a linear park that includes a multipurpose path, bike stations, pocket parks, and trailheads. This corridor serves not only as a transportation and utility spine but as the backbone of the community’s public realm. A key focal point is the stormwater park—a large, multi-functional landscape designed to treat runoff, enhance biodiversity, and serve as a space for recreation and education. Shaded overlooks, a performance lawn, and a pond encircled by a pedestrian path create spaces where infrastructure doubles as a civic amenity.
The Veridea master plan outlines a dynamic, multi-phased mixed-use development approach. The initial phases of the project include the core mixed-use district, featuring urban residential, retail, office, and hotel opportunities, all designed around activated public spaces. Key features include community gathering areas, plaza spaces for events and everyday use, flexible lawn areas, and expansive streetscapes with lush landscaping, vibrant furnishings, specialty lighting, and a diverse palette of hardscape elements. Across Jessie Drive, a vast new residential neighborhood offers a variety of housing types, including single-family homes, townhomes, and 2-over-2 configurations. This portion of the development is woven together with a system of walking trails and pocket parks, all of which connect to a central amenity center featuring a modern community clubhouse, an 8,000-square-foot luxury pool, an event lawn, a modern playground, and forested views and overlooks. Additional park amenities include curated cutting gardens, native pollinator plantings, a dog park, fire pits, and multiple playgrounds and informal play spaces for all ages. A defining ecological feature is the proposed “butterfly highway,” a linear pollinator corridor that follows an existing utility easement. The design incorporates meadow-style plantings and “pollinator pit stops” to promote habitat continuity, providing both wildlife and nearby residents with a shared, ecologically meaningful landscape.
Bringing this vision to life required navigating complex infrastructure and regulatory challenges. McAdams provided strategic leadership in addressing limited utility services and the intricacies of implementing the Sustainable Development District zoning. The team delivered regional water and sanitary sewer master plans, two regional pump station designs, and a comprehensive stormwater management plan that incorporates nature-based solutions. Floodplain studies and environmental assessments were conducted to delineate developable areas and reduce ecological impacts. McAdams also led the initial permitting strategy with state and federal agencies, including the U.S. Army Corps of Engineers and NCDEQ Division of Water Resources. Early coordination ensured the project’s environmental goals aligned with regulatory pathways, allowing for efficient navigation of jurisdictional waters, wetlands, and stream buffer rules.
Veridea sets a new standard for sustainable community development in the Triangle region. From initial land planning to final design, McAdams helped shape a development vision that prioritizes both quality of life and ecological resilience. Through a collaborative, interdisciplinary approach, McAdams delivered a cohesive design framework that addresses infrastructure needs while enhancing natural systems and elevating the human experience. As Veridea moves into phased implementation, its legacy will be defined by the integration of resilient planning and meaningful public spaces.
