Bayonet Point

AVID / McAdams delivered a comprehensive suite of professional services for the Bayonet Point – Design and Entitlements project in Pasco County, Florida, on behalf of Bayonet Point Holdings, LLC. The project covered approximately 75.83 acres, strategically located west of US Highway 19, north of County Road 52, and south of Beacon Woods Drive. The site included multiple parcels zoned for commercial and multi-family development, with future land use designations for retail, office, and residential opportunities.

AVID / McAdams led the vision to create a master-planned infrastructure supporting a four-story, 110-room hotel and preparing parcels for future sale or lease. The team managed all aspects of municipal and regional approvals, laying the groundwork for long-term success. Services encompassed master planning and analysis for drainage, earthwork, water distribution, and sewer collection, as well as the preparation of detailed construction drawings for utilities, grading, stormwater management, and site-specific hotel design, including demolition, paving, and utility layouts.

Permitting efforts were extensive, addressing requirements from Pasco County, the SWFWMD, the FDOT, and the Florida Department of Environmental Protection. Land planning and entitlement services included the preparation of a land-use exchange letter, compliance with Development of Regional Impact requirements, and coordination with the County Vision Plan. Landscape architecture services featured tree replacement plans, master buffer and irrigation designs, and hotel-specific landscape plans. Geomatics services provided coordinate control maps, legal descriptions, sketches, and final platting with monumentation. Throughout the project, AVID / McAdams facilitated ongoing coordination and meetings to keep all stakeholders aligned.
