This project was in an area of the Town of Flower Mound that was not permitted to connect to the Town’s public sanitary sewer main. McAdams needed to ask for a master plan amendment and design a lift station and an off-site sewer line in order to connect this project to the Town’s system. McAdams assisted RES in obtaining the necessary off-site easements in order to install this off-site sewer line. This project also required two deceleration lanes, a Texas Department of Transportation (TxDOT) access permit and a TxDOT utility permit. Wetlands and Waters of the United States existed on this site, therefore the team needed to obtain a Nationwide Permit from the United States Army Corps of Engineers and ensure the disturbance was under half an acre. This resulted in us creating a dual-retention pond design, one for each phase, on either side of the wetlands. The team then laid out this site in order to provide the maximum queuing distance for parents to drop off their children. McAdams designed all the underground utilities, layout of the parking and all the landscaping for this site.
