Pepper Creek Ranch
Master Planned Community
McAdams provided surveying, planning, civil engineering, and landscape architecture services for Pepper Creek Ranch, a master planned residential community, in Flower Mound, Texas. McAdams secured zoning and entitlements while collaborating closely with the developer and Town of Flower Mound officials to align the development vision with municipal goals and community needs.
Roadway alignments were thoughtfully designed to preserve open space and natural features. The roadway design incorporated a landscaped, divided entrance and an internal roundabout to improve traffic flow and safety within the development.

Our team designed all roadways, water lines and storm sewer systems, including approximately
- 7,200 linear feet of eight-inch waterline;
- 1,650 linear feet of 20-inch waterline;
- 1,060 linear feet of variable sized storm sewer; and
- 7,615 linear feet of residential streets.
The project also included the reconstruction pf an on-site pond, to serve dual functions as stormwater retention and a scenic amenity.
McAdams’ landscape architecture team enhanced the aesthetic appeal of the development through detailed design of the pond amenity area, water features at the entry, and plantings within the roundabout and along the adjacent state roadway. These improvements were designed to increase curb appeal, reinforce community identity, and complement the natural setting.
