UNC Health, Eastowne
McAdams started its work with UNC Health on the Eastowne campus in 2017 providing concept planning, civil engineering, landscape architecture, surveying, subsurface utility engineering (SUE) and construction administration services for the first development on the 48-acre Eastowne Campus, located on US Highway 15/501 in Chapel Hill, NC. The initial development consisted of construction of one 150,000 square foot medical office building, along with associated drives, parking deck, utilities, and stormwater management improvements.

McAdams continued their work on the campus as part of the UNC Health team that developed a preliminary master plan, proposing up to 1.1 million square feet of medical office space with structured parking for the Eastowne site. The master plan was utilized as a basis for the negotiation and final approval of a Conditional Zoning District approval by the Town of Chapel Hill’s Town Council in June 2023. The site challenges included an existing pond, Town resource conservation district, a significant upland forested area, OWASA utilities and challenging topography. Along with the UNC Health team, Development & Construction Insight (DCI) and Gestalt Architecture we were able to develop preliminary designs that met the needs of both UNC Health and the Town. McAdams’ preliminary designs provided the information needed for the Town to include in the approval the modifications to the Town’s ordinances allowing impacts to the RCD for a stream enhancement project, an increase to the allowable floor area on the site, impacts to steep slopes, revisions to required landscape buffers and an increase to allowable signage.
